- How will my agent know what I want?
Open, direct communication is the key to a productive relationship between home buyer and agent. Tell your agent what you need, want and can afford. By being as specific as possible, you will save a lot of time and find your dream home much faster than if you are vague about your requirements. Amalfi Estates® sees hundreds of homes a month. In order to match your requirements, those requirements must be made clear up front.
- How many Realtors do I need?
Find a Realtor who inspires confidence and who has a clear commitment to hard, tireless work. As long as you think that your Realtor is doing a good job for you, you don't need more than one. Working with more than one Realtor can ultimately be a problem for everyone involved. Almost all Realtors subscribe to the Multiple Listing Service, giving them all access to the same listings. If you procure more than one Realtor, all your realtors may be looking for the same property, causing repetition and confusion. Most importantly, only one of those Realtors will ultimately make the sale and the others will have wasted time and money with no reimbursement.
- Can I look for homes on my own?
You are welcome to go to open houses, but, out of courtesy to the person showing the house, identify yourself immediately as your agent's client. Once in a great while, a realtor may tell you that you can only make an offer to buy the house through the seller's agency. This is not true and don't be misled! Never go to a house that is not "open" without your agent. The residents may have very special circumstances and require an appointment for showing.
- What if my agent is too busy to show me a home?
A real estate company (such as Amalfi Estates® ) should never be too busy to send one of its Realtors out with you. If your specific Realtor is not available, another one from the same company will show you the home. That agent may even make an offer on your original agent's behalf.
- What if I see an ad or sign that interests me?
Ask your Realtor, who will gladly check out the ad or sign for you. It is helpful if you pass on the listing address, price or listing agent's name.
- Can I call on an ad or sign myself?
You can certainly call on an ad or sign yourself. However, again, out of courtesy to the listing agent, identify yourself as your agent's client.
- What if I want to buy a "For Sale by Owner" property?
It is especially important that you use a Realtor to make an offer on any property. Most "For Sale by Owner" sellers will cooperate with Realtors, who will legally protect you in the very complex negotiations and procedures of a real estate transaction. Many "For Sale by Owner" properties are presented at over the market prices, so a good real estate firm, such as Amalfi Estates® , will save you money by negotiating in your best interest.
