The Landscaping Sets the Stage for Your Sale

Appearances count. An attractive home is categorically easier to sell. That's pretty basic, and although most sellers put forth a lot of effort fixing the interior, they seem to overlook the appearance of the home. Appearance is always really important when it comes to real estate. You could think of this in terms of wrapping a gift for someone you love -- it sometimes is the case that the packaging makes as big an impression as the item itself, and the care that goes into the wrapping makes it even more special to the receiver.

Real estate agents will advise sellers to pay sufficient attention to the overall presentation, both inside and outside. The outside is vital because it is what the buyer sees first, and they say "There is no second chance to make a good first impression." A negative first impression puts you out of further consideration. In the market today there are lots of homes competing for attention and the buyer can be picky. Accordingly, at least some minimal landscaping would be great, since this will help you attract people driving by giving the home some curb appeal. If you fail that step, it hardly even matters how nice the rec room is.

Top Landscaping Tips

There is no lack of choices of things you can work on for the landscaping aspect to upgrade the appeal of the home. If you are getting ready to put it up for sale you would need something not very expensive, yet is quick and worth the effort at the same time.

Fix up the garden. Besides just cutting the lawn, create an edge with flowering plants of the season. Create a border on one or two sides, or all around. Flowers always make a good impression. If it is too much trouble to plant a bed of flowers, you could just add potted plants in a similar manner.

Repair fences. It is surprising how much a good fence can improve the looks of the outside of a home. In places where high fences are the norm, they are all too often taken for granted and gradually become silent ugly. Renewing them by fixing up old sections is a good use of your resources. In places where a low decorative fence is appropriate for looks, the same is true and it is more affordable to use attractive materials such as low garden sections of stake fencing, rails, or stones. You can use synthetic fencing materials which cost less but are no less impressive to highlight the yard. you would need to decide at what height the fencing looks most attractive. Another way of getting a nice fenced look is by using hedge plants which would look as good, if not more.

Clean up and repair the things people see first. If you could not do anything else, you could simply clean up in the front and back yards. You would need to pay careful attention to the driveway, gutters, and downspouts. Just being neat and clean has a large impact on the perceived value of real estate to a potential buyer.

Besides the above, you could also clean the woodwork on both the house and the garage, make sure the windows are clean and operable, polish or replace the doorknobs and the window hardware. It is important to ensure everything looks new and inviting. Attention to these important details will pay off in both time and the sale price.
