Preparing Your Home to Sell: Three Practical Suggestions

Prepping your home for sale can be a daunting task. The preparations going into selling are usually stressful, difficult, and usually demand a huge time commitment. That's especially true if you're like most sellers and get your home ready for sale a week or two before putting it on the market.

The front yard
Don't forget to plant bulbs in September/October so your buyers can see a beautiful flower garden when they visit your home in the spring. Many homeowners focus so much on the inside of the home that they forget that the yard will be the first thing that potential buyers will see when they pull up. A clean cut lawn and some pretty flowers will go a long way towards getting buyers to believe that your house is the right house for them.

Minor repairs
Get your "honey-do's" out of the way when contractors are more readily available in the off-season. Painters are usually extremely busy in the summer so negotiating a painting contract during winter or fall will allow you to get the job done for a better price. This holds true even in sunny Southern California. Heating and air conditioning contractors give better deals in the off-season t=fot the system involved. Even movers, that you might need to move items into storage, are easier to hire when they don't have a lot of calls in the spring and early summer.

Your home's "photo shoot"
In this online world, buyers have access to hundreds, or even thousands, of homes for sale. With so much information at their fingertips, no one bothers reading about homes. They first skim through pictures and read about those that interest them most. One of the best things you can do to get ready to sell is to keep a camera handy for taking photos when your home won't be washed out and colorless because the picture was taken under the glaring high noon sun. As you might predict with Murphy's Law, if you wait until the last minute to take a picture for your home, it will be dark and overcast the whole week your agent shows up to take a picture.

Even if you're not moving soon, the next time after it rains, see if you can take a picture of your home with a rainbow behind it. Come springtime, make sure to get an late evening shot with the gentle glow of the sun shining down on your prize-winning tulip bed. It's those little touches that make a big impression.

By following some of the above steps, and with some simple planning, you can really enhance the experience selling your house.
