Essential Features of Your Future Home

You have to be ready to look into the future, if you're ready to take the plunge and buy a home. A serious matter such as homebuying requires a clear view of what the future will bring. One thing in your favor, if you are a careful planner and if you can tell the difference between what you need and what you want, the future is yours to determine.

This is the time to list and balance your wants against your needs. Where the dividing line is eventually drawn in the sand usually comes down to what you can pay for. If you are very well off and there is not much chance of a personal downturn, then you can lean towards taking care of your wants. If, on the other hand, you are just beginning a career, or your source of income could change, your list may not extend very far beyond your basic needs; still, it is instructive and beneficial to know clearly what they are and be prepared to include some nonessential "want" items to the extent that you can, priorities considered.

It is too easy to get overconfident and go for too much when the market gives an advantage to the buyer. Even if it looks like the greatest deal ever, keep in mind that the economy fluctuates over time. You have to avoid the temptation of overbuying.

Let's consider some things that fall into the "needs" camp. If you are a young couple just starting out, take some time with your spouse and discuss how many children you would like to have. A growing family needs a good secure home. You don't want to need a larger house every few years for another baby on the way. Or maybe you will run a business from home. If that is so, you will need a home that will accommodate your office, storage, or a processing area. In that case, you will have to ascertain applicable restrictive regulations for the operation.

Now let's turn our attention to the items in the "wants" category. Consider the way you are accustomed to living. If you entertain often then you will want to focus on a home with a formal dining room and a kitchen or a patio and a pool. Or, if you don't envision this playing a major role in your regular activities, then focus on alternative interests. A pool room, or an area for doing work on cars? Things that cater to a hobby or interest are a luxury, you must admit. This may be a hard thing to get done, but you might have to cut down your list to meet a cost target.

As you can see, what makes the difference between wants and needs will vary significantly between people based on their resources and income, their plans for the future, and where they are along life's path. The thing to do is to make a list by giving the matter some serious thought and making choices, and put down a prioritized ranking starting with you and your family truly need in a home, and only then move on to the wants. Only when you get these concepts firmly in mind will you be ready to start the search and find that perfect and sustainable home.
