Holmby Hills
Holmby Hills is bordered by Beverly Hills on its east side and Beverly Glen Boulevard to its west. It was developed from 400 acres of the 2,000-acre Wolfskill Ranch; Janss Investment Company served as developer of the area. Zoning conditions ensured large lot sizes for real estate and that telephone and electric poles were underground.
After the Depression real estate was constructed on large lots, as big as four acres. There are approximately 300 homes in Holmby Hills that are situated on a minimum of 1.5 acres. Roughly 12 of these homes feature guest houses, swimming pools, large lawns, and tennis courts. Exclusive to Holmby Hills are the English-style street lamps which were designed in the 1920s. They are reminders of a more elegant and classy time. Holmby Hills has appealed to many famous people; one infamous resident is Hugh Hefner who purchased Arthur Letts Jr.'s Tudor-style home for $1,050,000 in 1971.
Holmby Hills boasts two magnificent Parks: South of Sunset is Holmby Park; and to the north is De Neve Square. Holmby Park features classic lawn bowling, a nine-hole putting green, and two playgrounds. The area also has an active homeowners association serving the area within Beverly Glen Boulevard, Sunset Boulevard, and Beverly Hills.
Residents were once concerned with property value declining due to the heavy traffic, but home prices have consistently risen over the years. Speed bumps have been installed in an effort to slow the heavy traffic.
Just as an example of the real estate prices in the area; a traditional-style 3 bedroom home set on a large lot was listed for $5.5 million. A 12-bedroom and 13-bath estate was listed for $23 million. And a recent sale was a 20,000 square foot villa for a little more than $24 million.
Students of Holmby Hills are served by Warner Elementary School, Emerson Middle School, and University High School. The results for the 2003 Academic Performance Index follow respectively: 932, 638, unavailable.
